How Much Can You Top Up Your Mortgage in Ireland
How much you can top up your mortgage in Ireland depends on your home's value, your current balance, your income and the Central Bank's lending rules. The lender first checks the loan-to-value ratio: the new total loan divided by the property value must stay within the lender's limit for your situation.
Affordability is the second check. The lender tests the new monthly payment against your income after outgoings, using a stressed rate above the product rate. First-time buyers and second-and-subsequent buyers face different loan-to-income caps under the Central Bank rules, and those caps apply to the new total loan, not just the top-up.
A rough guide: if your home is worth €400,000 and you owe €180,000, an 80% LTV limit allows up to €320,000 in total, leaving €140,000 of headroom before affordability is even considered. In practice affordability usually caps the top-up well below the LTV headroom, so run both checks before assuming a figure.
- LTV limit: new total loan ÷ property value must fit the lender's cap.
- Affordability: stressed payment tested against income.
- Central Bank loan-to-income caps apply to the new total loan.
