Mortgage Top Up vs Personal Loan Ireland
Choosing between a mortgage top-up and a personal loan in Ireland comes down to rate versus term. A top-up usually has a much lower rate because it is secured on your home, but it is repaid over many years. A personal loan has a higher rate but a short term, often three to five years, and no security on your home.
The total interest tells the real story. Borrowing €30,000 as a top-up at 4% over 25 years costs about €17,500 in interest. Borrowing the same €30,000 as a personal loan at 8% over five years costs about €6,500 in interest, even though the monthly payment is much higher. The cheaper monthly payment is not the cheaper loan.
Risk matters too. A top-up puts your home at risk if you cannot pay, while a personal loan does not. For small amounts you can repay quickly, a personal loan or credit union loan is often the better choice. For large renovations that add value to the home, a top-up can make sense, provided the total cost is understood.
- Top-up: lower rate, longer term, secured on your home.
- Personal loan: higher rate, shorter term, usually unsecured.
- Compare total interest, not just the monthly payment.
