What Is a Buy to Let Mortgage Calculator
A buy to let mortgage calculator is a tool that estimates the loan, monthly payment and rental return for a property you plan to let out. You enter the price, deposit, interest rate, term and expected rent, and it returns the loan amount, the loan-to-value ratio, the repayment and interest-only payments, the gross rental yield and the interest cover ratio.
It is most useful at the viewing stage. Before you spend money on a survey or a mortgage application, a quick calculation tells you whether the rent plausibly covers the mortgage and whether the yield is in the range you need. It also lets you compare two properties side by side on the same basis, which is hard to do from asking prices alone.
A calculator is not a lending decision. It does not check your credit, your income, or the property's condition, and it does not apply any single lender's exact stress test. Treat its output as a shortlist filter: if the numbers fail here, the deal is unlikely to work; if they pass, the next step is a broker or lender.
- It estimates loan, payments, yield and interest cover from five inputs.
- Best used to shortlist properties before paying for surveys or applications.
- It is not a mortgage offer; lenders apply their own checks.
